The Wheaton Executive Center project was a speculative real estate venture involving the construction of a three-story, 37,000 SF office building. This development included not only the complete tenant build-out but also the surrounding site development, which required the addition of new public roads. Designed with a flexible floorplan, the building allows for reconfigurations to meet varying tenant needs, enabling spaces to accommodate more or fewer offices, doors, or workspaces. The facility has since been occupied by a wide range of tenants, including medical groups and corporate entities, demonstrating its adaptability and appeal across diverse sectors.
One of the significant challenges Doyle encountered during construction was the relocation of existing utility lines, specifically electric and phone lines, that were not moved in time. These overhead lines ran directly through the building, forcing us to construct around them as they continued to pass through the walls. Although this presented an obstacle, we skillfully worked around the issue, coordinating carefully with the utility provider, ensuring that it did not halt the project. Once the permanent power was relocated, the building was completed on schedule, ready for tenant occupancy.
